Points (Percent charged at closing)? - ROI - 6%? 12% - What type of returns would you like on your money? Step 3: Find Borrowers - Everybody needs money - You just need to pick the people that fit your criteria - Spend time and stick to your criteria Step 4: Make Sure Your Paperwork Is Good - Verify it with an attorney, or have them draft something that protects you 100% - Promissory Note, Lenders Agreement, etc... - Review terms with borrower - Sign all paperwork Step 5: Go Through The Right People and Start Lending - Use your Escrow Company - Use your Title Company - Get Paid Plain and simple. don't become a Private Lender if you don't take the time to understand the risks and how to mitigate those risks. JCAP Private Lending is a direct hard money lender based in Orange County, California. Aaron Siefker explains their process for funding a hard money loan. He explains the documentation required from the borrower and the appraisal process. A low credit score is not an issue, but JCAP will run a credit check just to verify the borrower's financial standing. They will require one month's bank statement just to verify the borrower's identity and liquidity. If an appraisal was done on the subject property within 90 days, that report can be used, and JCAP will do an appraisal review. Many of their loans are funded within 1 week. JCAP offers short-term financing secured by residential real estate in California and 35+ other states. Their loan amounts range from $100,000 to $5M. For deals in California, JCAP can do 2nd trust deeds, business purpose loans secured by an owner-occupied home. For properties in Southern California, they can even do ground-up construction loans. In all other states JCAP offers rehab fix & flip loans as well as bridge loans for investment properties. But there is no guarantee that your business will succeed. But the fact that you will need to pay back that loan is in fact guaranteed. It will be easier to spend that money than to get it back. So while having the option to get a small business loan is a good option to have, choose it very carefully. There are some outspoken individuals like Marc Cuban who say that entrepreneurs should not get a business loan to fund their business. I tend to agree with Marc. I certainly did not get a small business loan to fund my business. But nevertheless, his does not stop many entrepreneurs. And quite frankly, for most people, getting a business loan is the only viable option. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest. Unlike many conventional and SBA loans that require nearly 100% collateral for what you are borrowing, with our private sources you can be approved with collateral equivalent to 20% of what you are borrowing. Collateral can be liquid cash, stocks, bonds, 401k, IRAs, commercial real estate, or other types of viable business collateral. Get Approved when Banks Say “No”!
