So if you do try to get a loan, be very careful and cautious. Consider the risk: if you take a personal loan, you will spend all that money on your business. But there is no guarantee that your business will succeed. But the fact that you will need to pay back that loan is in fact guaranteed. It will be easier to spend that money than to get it back. So while having the option to get a small business loan is a good option to have, choose it very carefully. There are some outspoken individuals like Marc Cuban who say that entrepreneurs should not get a business loan to fund their business. I tend to agree with Marc. I certainly did not get a small business loan to fund my business. But nevertheless, his does not stop many entrepreneurs. And quite frankly, for most people, getting a business loan is the only viable option. Points (Percent charged at closing)? - ROI - 6%? 12% - What type of returns would you like on your money? Step 3: Find Borrowers - Everybody needs money - You just need to pick the people that fit your criteria - Spend time and stick to your criteria Step 4: Make Sure Your Paperwork Is Good - Verify it with an attorney, or have them draft something that protects you 100% - Promissory Note, Lenders Agreement, etc... - Review terms with borrower - Sign all paperwork Step 5: Go Through The Right People and Start Lending - Use your Escrow Company - Use your Title Company - Get Paid Plain and simple. don't become a Private Lender if you don't take the time to understand the risks and how to mitigate those risks. You should never give anyone money directly: NEVER just 'write a check to your friend' and hope that the money gets back to you someday. Not even family members. Be smart. They’re pretty much offering YOU the opportunity to be the bank for someone else, and get paid back that interest. However, these are my concerns: First: Fees. As an investor, lending club charges a 1% fee on any payments you receive from the borrower…so already, whatever return you WERE getting, is now reduced by 1%. Second: Defaults. If a borrower DOES NOT pay their loan, lending club charges a 40% fee on any amounts collected on a delinquent loan that went to litigation. According to them, they have an approximate default rate of about 7.8%. And keep in mind since the borrowers agreement is between themselves and lending club…not YOU and the borrower…you can’t do anything about it. You have no recourse. Third: Lack of liquidity. Once you invest in a note, technically you’re tying up your money for 3-5 years until that loan matures…and that also assumes the borrower pays off the loan in time. If you need your money sooner, you’re forced to sell your loans on the secondary market…usually for a steep discount, Fourth: Taxes then become an issue because your returns are seen by the IRS as ORDINARY INCOME, meaning they’re taxed at your highest marginal tax rate. And depending on how much you make, this could be a lot. Compare this to long term capital gains, which for most people is just a flat 15%. Fifth: Risk of analyzing borrowers. Many P2P sites assume no risk in analyzing the credit worthiness of the borrowers. And this seems like people can easily take advantage of this. Sixth: Default rates like this will ABSOLUTELY be going up if the economy begins to decline. The FIRST THINGS people stop paying is unsecured debt, like personal loans and credit cards…This leads me to think that whenever our economy begins to falter, the returns you’ll see on peer to peer lending websites will drop substantially, and at a time when you’ll WANT to have access to your money to invest in other opportunities, but you can’t because your money is tied up on these websites. It’s for all of these reasons, you should do your own research to determine if peer to peer lending is right for you. It is suggested that if you know foreign monies are being wired for the closing that you inform your end-buyer to have his funds transferred to a domestic bank at least 72 hours in advance so they then can be wired into the closing agent's escrow account. There are transactional funding lenders that have what they call 30, 60 and 90 extended transactional funding. In actuality, these are hard money loans that have the additional burden of carrying costs in the form of interest payments. Even if the interest payment is made at the time the loan is paid off, this interest charge is what sets apart real transactional funding and so-called extended transactional funding. Investors can usually get transactional funding from local hard money lenders. However, they can expect to pay more than shopping around for a private real estate lender who specializes in loaning transactional funds. In finance, private equity is an asset class consisting of equity securities and debt in operating companies that are not publicly traded on a stock exchange. A private equity investment will generally be made by a private equity firm, a venture capital firm or an angel investor. Each of these categories of investor has its own set of goals, preferences and investment strategies; however, all provide working capital to a target company to nurture expansion, new-product development, or restructuring of the company's operations, management, or ownership. Bloomberg Businessweek has called private equity a rebranding of leveraged buyout firms after the 1980s. Among the most common investment strategies in private equity are: leveraged buyouts, venture capital, growth capital, distressed investments and mezzanine capital. In a typical leveraged buyout transaction, a private equity firm buys majority control of an existing or mature firm. This is distinct from a venture capital or growth capital investment, in which the investors (typically venture capital firms or angel investors) invest in young, growing or emerging companies, and rarely obtain majority control. Private equity is also often grouped into a broader category called private capital, generally used to describe capital supporting any long-term, illiquid investment strategy. In January 1982, former United States Secretary of the Treasury William Simon and a group of investors acquired Gibson Greetings, a producer of greeting cards, for $80 million, of which only $1 million was rumored to have been contributed by the investors. By mid-1983, just sixteen months after the original deal, Gibson completed a $290 million IPO and Simon made approximately $66 million.[51][52] The success of the Gibson Greetings investment attracted the attention of the wider media to the nascent boom in leveraged buyouts. Between 1979 and 1989, it was estimated that there were over 2,000 leveraged buyouts valued in excess of $250 million[53] During the 1980s, constituencies within acquired companies and the media ascribed the "corporate raid" label to many private equity investments, particularly those that featured a hostile takeover of the company, perceived asset stripping, major layoffs or other significant corporate restructuring activities. Among the most notable investors to be labeled corporate raiders in the 1980s included Carl Icahn, Victor Posner, Nelson Peltz, Robert M. Bass, T. Boone Pickens, Harold Clark Simmons, Kirk Kerkorian, Sir James Goldsmith, Saul Steinberg and Asher Edelman. Carl Icahn developed a reputation as a ruthless corporate raider after his hostile takeover of TWA in 1985.
