Building a Shipping Container Home | EP01Permits and Foundation Design

Buying the Shipping Containers: We purchased one trip condition hi-cube containers. California requires that shipping containers used for homes have documentation showing that have not had toxic or radioactive materials in them. This normally means that you need one trip condition containers with appropriate certificates. I bought my containers from https://www.containerdiscounts.com/shipping-containers-for-sale-home-made-modern and paid $4800 each for the 40-foot hi-cube containers and $3250 for the 20-foot hi-cube container. Hi-cube containers are a foot taller than typical shipping containers. Permits: I recommend going in person to the local building department showing them the survey and asking them for a checklist of everything that needs to be completed to get building permits. The survey is important because it shows the building dept both the physical nature of the property and documents its legal boundaries and history. I explained that I wanted to build a shipping container house and asked for a complete checklist of everything I would need to get done and submit in order to get building permits. Architectural Design I used the architecture firm I co-founded, ZeroEnergy Design, to produce the architectural drawings. Even though I am a co-owner I made sure to pay the firm for the hours of preparation that this task would take. It would be unfair to my partners if I used firm resources for my own personal project. I paid $5000 for the creation of the architectural drawings. Structural Engineering I sent the architectural drawings over to the structural engineering firm I hired, and they created the structural details and created a package of calculations showing that these details would meet all code requirements and result in a safe and strong building. This package of drawings and calculations was required by the building dept. My architecture firm primarily practices on the east coast and does not have a stamp in California so I had the structural engineering firm stamp the drawings. The building dept gave me the option of having either the architecture firm or the engineering firm stamp the documents. Foundation design: We ended up building a monolithic on slab on grade concrete foundation. We worked on designs for some piers that would have saved in material costs but then the space underneath the container would have been classified as a crawl space and the bottom of the container would have to be 18” off the ground at a minimum. This would mean I would have to build stairs and railing for all the decks. Grading the site and excavating for the foundation I rented a bulldozer and hired an operator to level a portion of the site where I wanted to place the house. I then rented a back hoe to dig out the footings for the foundation. Building the forms The forms were built out of 2x8s screwed to steel stakes that we hammered into the ground. Reinforcement We used #4 rebar to reinforce the concrete. This was wired together to match the structural drawings. Concrete Day Concrete day was pretty exciting. We had to pump the concrete to one of the foundation slabs because the truck couldn’t get close enough without driving over the other forms. What do you think of this 480 square foot tiny house? Full tour and interview with Maxime, who built and lives in the house with his girlfriend. We asked Maxime why he chose to build a house this size, how he found a legal place to put it, and what it's like now that he's lived in the house for over a year. We love that Maxime's house has low energy needs because it's a small home with a passive solar design, extra insulation, triple glazed windows, and in-floor radiant heating. He has a well for fresh water, a septic system for waste water, and he's hooked up to a municipal power grid. He says that with his design and low energy needs, it wasn't necessary to invest in solar, although that's not always the case with every home. We love tiny homes on wheels, but we also love that this one is just a bit bigger and by being on a foundation, helps eliminate some of the issues with tiny houses on trailers, notably, the plumbing issue. Drain pipes and water intakes are less likely to freeze in our cold Canadian winters. This house seems like a very sustainable, long-term housing solution for single people or couples who don't need tons of extra space. Thanks for watching! Subscribe for Part 2 :) When we bought the farmhouse, it came with barns previously used for storing livestock. Having no livestock, and needing space to put all the machinery and tools required for restoring the house, we turned it into a workshop. Unfortunately the original concrete floor was very thin, totally wonky and had no hard core underneath. So we had to dig out and fill back in to create the level surface needed. We split it into 2x3 pads as we wanted to save money on ready mixes. This is us digging out 1 row of 3. We had to split it in half so we had covered space to store the tools. We haven't done the other 3 pads yet, but when we do I'll show the finished floor. Make sure to subscribe for more parts!

But, in a way, he's glad it happened because he learned all about Colorado's biggest underground threat to building foundations. Expansive Clay is a condition that was created over a Million years ago and the unique ways Rocky Mountain Group responds to make this threat to foundations a thing of the past. So, what is "Expansive Clay"? Imagine a dry sponge. It's hard as a brick, and it's tough. Now imagine building a house on it. Good idea? Not EVER...for several reasons. Because if it rains a little on one side of the sponge, the sponge inflates, changes shape and pushes the house around. And if the whole sponge gets wet parts of the house lift up several inches. As it dries, it shrinks in many places causing the house to move even more. And Jerry learned on his recent nightmare project that this is happening in many areas throughout Colorado's Font Range. A condition that has been in the making for over a million years. That means that most foundations don't stand a chance when built directly on the expansive clay in this region. But that's when Jerry discovered the Rocky Mountain Group. The best group Jerry's ever found that will offer a full suite of robust Geotechnical Engineering Solutions to create solid foundations, even on the shifty, spongy nature of expansive clay RMG has 30 long years of experience dealing with these Colorado clays. In addition, they have a unique advantage because they have their own structural engineers on staff who work with their soil engineers to find an effective system for Jerry's project. Rocky Mountain Group begins by getting the lay of the land. They perform a deep geotechnical evaluation and analysis to classify your soil type and the likeliest threat factors. They can do soil testing, geohazard evaluation, slope stability analysis, environment assessment and more. Then, when they know about the threats in the ground around your building, they get to work with one or more of their major solutions that they've identified to place your building on a solid base. There are four general types of deep foundation systems that the engineering teams at Rocky Mountain Group use to provide you a solid and stable base for your building. First, they might use Helical Piers, which are similar to large steel screws twisted into the ground to anchor your foundation. Or they might you Deep Concrete Piers, which use large concrete columns dug deep into the ground and socketed into stable bedrock. RMG also uses Micropiles which are deep foundation elements made with high strength, small diameter steel casing and/or a threaded bar which are designed to be stable even in very highly expansive soils. But, some situations call for Driven Piles. These are relatively long, slender columns that support extremely large loads and installed by impact hammering, vibrating or pushing them into the earth. But, Rocky Mountain Group's robust solution set goes beyond only piles and piers. They're pushing the industry forward with alternative solutions that can treat expansive soil itself so you can use a simpler shallow foundation. For example, they can recommend and Over Dig System or a Sub-Excavation system to replace the nightmarish clay soils with a low expansive soils mix. So, instead of sponge clay you get stable dirt reducing the expansion directly impacting your foundation. Third, the engineers that RMG assigns to Jerry's team can design what's called a Dead Load System there they incorporate a less costly shallow foundation designed to be heavy enough to offset moderate uplift if the expansive clay without the significant expense of removing it. There are many stiffened slab systems they use for low to moderate clays that place your building on one rigid mat of concrete. One of the most innovative solutions in the residential and light commercial industries is Tella Firma Technologies. It uses high strength lifting mechanisms that lift a post tension structural slab up and away from the harmful effects of expansive soils.
