What is going to give me the highest return, with the LEAST amount of risk? And also, how much risk do I need to take, how hard do I need to work for that, and what’s going to get me the best value? Here’s my thoughts when it comes to what I want to do in 2019: First, I’m planning to use about 60% of my income this year to diversify and strengthen my stock market portfolio. This is something I pretty much see as a lower risk, lower time commitment, and yes…lower return investment. I think a more beefed-up well balanced portfolio would insulate me from anything outside my control and give me a little more liquidity, in the event I ever needed it. This move is really about spreading out my risk and also taking a more passive approach when it comes to investing this year - just for the sake of rounding out my investments. So when it comes to doing this, because everyone just wants specific information, I’ll likely be investing a significant portion of my income between three funds - this strategy is also known as the “Three Fund Portfolio”: First, I’ll be investing about 70% in Vanguard’s Total Stock Market Index - VTSAX. Second, I’ll throw about 20% in Vanguard’s International Stock Market Index - VTIAX. Lastly, I’ll just throw 10% remaining in the Vanguard Bond Market - VBTLX. This strategy is more about investing in something completely hands off, zero work, just set it and forget about it…and this way, I’ll have the peace of mind knowing that I’m investing in something I consider 100% passive income. Now my SECOND investment will be back to real estate…in previous years, this was my priority…but this year, it’s taking the back seat, but it’ll be a fun one. About 30% of my income this year will be saved up, cash, in high interest savings accounts earning about 2.2% or so. I’ve been somewhat casually looking at real estate to buy this year, but I just can’t find anything that’s worth getting… And when I look at real estate, I look for VALUE…I buy places I’m 100% sure I can make money on…and from the properties I’ve seen so far, I just can’t find anything that’s a sure thing. So instead, here’s where I’m starting to realize there’s a lot of opportunity: DEVELOPMENT. This is where my cash is going to come in handy. For instance, I have one unit where once the tenant moves out, I can spend about $60,000 fixing it up, and I’d be able to make an extra $1100 per month in rent. This is over a 20% CASH RETURN ON MY MONEY. Also, like I mentioned a few months ago when I did the house tour of the new place I just bought, I’d eventually like to spend about $200,000 and create what’s called an ADU on the property - this is an Accessory Dwelling Unit, and this is just a fancy term for a guest house. Basically, I can build a $200,000 guest house and rent that out for about $1600 per month. That works out to be nearly a 10% cash return on my money - pretty much risk free, especially if I paid for this in cash. So right there, with about $260,000 spent…I can make a guaranteed $2700 per month EXTRA with no additional debt, and no risk. To me, that’s the IDEAL scenario, and I can’t imagine any other investment I could possibly make right now that would give me those numbers. So between those, that’s pretty much where most of my money is going this year. Balanced Index funds and save up cash for some development to increase existing cashflow…I see this as lower risk, more diversification, while still increasing value at the same time. Hope that makes sense - this move is all about more diversification, spreading out my money a little more, focusing on investments that might be slightly more passive, and trying to be a little less heavy in real estate - just because that would be the smart thing ANY investor should do. This places it as one of the most exclusive credit cards available. Originally this card was branded as the JP Morgan Palladium Card, and..if you couldn’t guess…it was made out of Palladium. At current value, just the precious metal value of the card ALONE was worth $1000. However, when Chase launched the Chase Sapphire Reserve in 2016, JP Morgan Palladium Card Holders were a little upset…the Chase Sapphire Reserve held ALL the benefits of the JP Morgan Palladium Card, for a fee of only $450…and the Palladium Card’s fee was $595. So in 2017, JP Morgan discounted the Palladium Card, and simply rebranded it as the JP Morgan Reserve Card. Same thing, different name, and they lowered the annual fee to $450 to match the Chase Sapphire Reserve. On the surface, the benefits of this card are nearly IDENTICAL to the Chase Sapphire Reserve. They’re both a $450 annual fee, they both give you a $300 annual travel credit, they both get 3x points on travel and dining, they both give you complimentary lounge access…I’d say overall, these are the same cards. Except, I got this card for a few reasons: 1. I had the opportunity to get it, so now I get bragging rights ;) 2. I also get 60,000 points by signing up and spending $4000 in the first 3 months, which I was going to spend anyway, so I value that at approximately $1100 in free travel. 3. You’ve probably seen advertisements for 0% credit lines for $50,000-$250,000, or more. The 0% program is perfect for startup companies, high-risk industries, and those who don’t have or want to provide proof of cash flow or collateral. So unlike asset-based lending, you don’t need to show or provide assets as collateral for approval. And unlike cash advances, you don’t need to be in business 6-12 months or have consistent cash flow for approval. Another benefit, is you only pay on what you owe… not like a loan. So if you get approved for $100,000, you won’t make payments on $100,000… you only make payments on the balance you owe. So if you charged $4,000 on the account, you’d need to make payments on only that $4,000. And during the 0% interest period, you won’t pay interest. A major benefit of this program is it’s possible to get cards that only report to the business credit reporting agencies, not the consumer agencies. So you can use this credit, even with high utilization, and have no adverse impact on your consumer credit. This is a really BIG deal because utilization is 30% of the consumer FICO score. If you use more than 30% of your limit on an account that reports to the consumer CRAs… you’ll really lower your consumer scores. Another benefit is that the rates on this program are 0%... For a limited time. That’s a VERY important detail for applicants… as 0% and only paying on what you owe allow for lower payments. This can be a big deal, especially for startups short on cash. But, BEWARE! Some sources don’t mention that the 0% rates are only for a limited time. No loan, credit card, or credit line you’ll find is 0% beyond an intro period… the interest is how they make money. EVERY one of these programs you see only offers 0% for a limited time, usually 6-18 months… just like with consumer credit cards. You can call the card issuer and try and extend the 0% intro period, some sources who offer this program might even help you with this. And you can just get more cards after that period expires… then balance transfer on to newly obtained 0% cards after that period as well. Just keep in mind the ethical issues in doing so to the card issuer.

They’re pretty much offering YOU the opportunity to be the bank for someone else, and get paid back that interest. However, these are my concerns: First: Fees. As an investor, lending club charges a 1% fee on any payments you receive from the borrower…so already, whatever return you WERE getting, is now reduced by 1%. Second: Defaults. If a borrower DOES NOT pay their loan, lending club charges a 40% fee on any amounts collected on a delinquent loan that went to litigation. According to them, they have an approximate default rate of about 7.8%. And keep in mind since the borrowers agreement is between themselves and lending club…not YOU and the borrower…you can’t do anything about it. You have no recourse. Third: Lack of liquidity. Once you invest in a note, technically you’re tying up your money for 3-5 years until that loan matures…and that also assumes the borrower pays off the loan in time. If you need your money sooner, you’re forced to sell your loans on the secondary market…usually for a steep discount, Fourth: Taxes then become an issue because your returns are seen by the IRS as ORDINARY INCOME, meaning they’re taxed at your highest marginal tax rate. And depending on how much you make, this could be a lot. Compare this to long term capital gains, which for most people is just a flat 15%. Fifth: Risk of analyzing borrowers. Many P2P sites assume no risk in analyzing the credit worthiness of the borrowers. And this seems like people can easily take advantage of this. Sixth: Default rates like this will ABSOLUTELY be going up if the economy begins to decline. The FIRST THINGS people stop paying is unsecured debt, like personal loans and credit cards…This leads me to think that whenever our economy begins to falter, the returns you’ll see on peer to peer lending websites will drop substantially, and at a time when you’ll WANT to have access to your money to invest in other opportunities, but you can’t because your money is tied up on these websites. It’s for all of these reasons, you should do your own research to determine if peer to peer lending is right for you. Well, the reality is that, NO, carrying a credit card balance does NOT increase your credit score…it only costs you money because now you pay interest on your unpaid balance. And paying more interest on a credit card DOES NOT increase your score any further than if you paid it off entirely, in full. Instead, here’s what REALLY helps your credit score…and it’s important to understand this, because I’ll be referring to this later in the video: 35% of your credit score consists of your PAYMENT HISTORY: This means you pay your credit by the time it’s due, without any late payments. And when it comes to this, paying off your bill IN FULL or just making the minimum payment and leaving a balance will affect your score THE EXACT SAME in this category, as long as you just pay on time. 30% of your score is calculated by your credit utilization: this is amount you have available to use, versus how much you actually use. 15% of your score is calculated by the length of your credit history…the longer you have credit, the more robust your score will be. 10% of your credit score is calculated by “new credit” - generally the newer your credit lines, the lower your score will be, and this has a small impact. 10% of your score is calculated by the number and mix of credit lines of you have…it helps to have multiple credit cards, an auto loan, lease payments, mortgage payments, or a variety of different “types” of credit showing you’re responsible at paying all of those off on time. SECOND MYTH: Too much credit makes it harder to get a house or car loan Back in the 70’s and 80’s, the conventional thought among mortgage lenders was that if a borrower had access to too much available credit, they posed a higher risk of default because they’d have the ability and temptation to use all of it. However, in the late 1980’s, the FICO scoring method began analyzing their credit files…and that revealed that borrowers were NOT more likely to default on their payment if they had more credit available to them. And the “temptation” of having more credit would not “corrupt” an otherwise responsible borrower who paid on time. In fact, they found that the more available credit borrowers had, the safer they were, and the higher the credit score they should have! THIRD MYTH: You should cancel cards you no longer use Unfortunately, doing this could end up dramatically lowering your credit score and in most circumstances, this is a REALLY bad idea that you should avoid. If you have an old credit card you don’t use, just keep it that way…make sure to still keep it open, put it in a drawer, forget about it, put it in the frozen in a block of ice, give it to me so I can buy stuff with it…I really don’t care what you do. As long as you don’t close it. FOURTH MYTH: Opening up a credit card will lower your score. The answer to this is one…is YES. Opening up a credit card WILL have a negative impact on your score…but this isn’t as bad as people generally make it out to be. From my experience, overall, opening up a new credit card has such a minimal effect on your credit score…and in some cases, I’ve opened up new credit cards and seen my score actually INCREASE. So when it comes to this, I don’t really worry about it. If it does impact your score, it’s minimal…and long term, there are usually more benefits adding different lines of credit to your account. FIFTH MYTH: You should use old credit cards to prevent them from being cancelled And this myth is true. Credit Card companies only have the ability to extend a limited amount of credit to people, and they only make money when people use those cards…so when they extend credit out to someone who just NEVER uses their account, they’ll often cancel those cards so they can extend that credit line to someone else who will actually use it and make them money. Here’s a popular topic of discussion when it comes to Real Estate: How to pay off your mortgage early. And this video will tell you EXACTLY how to do that with real world examples that actually work. This is pretty much like using your home as a bank account, where you can borrow money against the value of your home. And you only need to pay back what you end up actually using. First of all, a HELOC is generally at a HIGHER interest rate than you pay with a traditional mortgage. Secondly, HELOC’s are generally what’s called “Variable Interest Rate Loans” - which means the interest rate you pay will fluctuate over time, meaning it could be HIGHER in the future. Compare this to a fixed rate mortgage, which will not fluctuate whatsoever - what you pay is what you pay for the lifetime of the loan, until it’s paid off. Third, with a HELOC - there are also transactional costs, including appraisal fees, transaction fees, processing fees, smashing the like button if you haven’t done that already fees, title costs, the list goes on. This all needs to be factored in the overall cost of applying for this line of credit, OR whether or not this money might be better spent somewhere else - like just paying down your existing mortgage a little more. And Fourth - one of the main reasons I’d absolutely never do this - is that the interest you pay on a home equity line of credit is often NOT a tax deduction if you use that to pay off existing debt. On the other hand, if you ACTUALLY want to pay down your mortgage faster - and save money - here are the REAL ways to do it: The first is what’s called a refinance. This is when you go to a bank and they will give you a brand new loan that replaces your previous loan. This works best when interest rates go down, and all of a sudden you can pay a lower interest rate if you get a new loan. So if you’re out there and you realize that you can save money on your mortgage by refinancing to a lower interest rate, do it. ALWAYS DO IT. The second method to pay down a mortgage early is to make bi-weekly payments. The way your mortgage is calculated is by your total outstanding loan balance. So instead of making one payment per month, you can make half of that payment every other week…and as we all know…or I guess as we all SHOULD know…. there are 52 weeks in the year, so you’ll make 26 bi-weekly mortgage payments. And if we just math a little more, 26 half payments equal 13 full payments per year instead of 12 per year if you had paid monthly - and that cuts down your loan time substantially. The third way to pay down a mortgage earlier is by making extra payments towards your loan. Consider that with a mortgage payment, you’re making 12 payments throughout the year, every single month. But if you ever get an end of year bonus, or any lump-sum check or tax return - and you throw it all into the mortgage - that could cut down your mortgage time by a LOT. Just making 2 extra mortgage payments per year could lower your mortgage time by 7 years. And the best way to pay off your mortgage your mortgage earlier…is just to pay your mortgage off earlier. There’s no other way around it - I recommend always refinancing if you can get a lower interest rate to save money, you can make bi-weekly payments to speed up the process even further, but beyond that, you gotta pay it off using your own money by just paying it down sooner. In terms of where to invest, it really comes down to one of two choices: Do you have TIME? Are you ok with RISK? Now the reality is that if you have NO time and a don’t care about how high risk it is, you just want a chance at doubling it… go and put it on the Roulette table. On the other hand, if you have some TIME and DON’T want to risk losing all of your money in a matter of seconds, you need to be more strategic with what you decide to invest. All investments fall in these four categories: HIGH RISK / HIGH RETURN HIGH RISK / LOW RETURN LOW RISK / HIGH RETURN LOW RISK / LOW RETURN Given this, the first thing you need to ask yourself is how much RISK you’re willing to take to double your money? Are you okay with potentially losing money in an effort to double it? Are you OK taking a short term loss? Or do you have all the time in the world to nearly GUARANTEE you can double it in a reasonable time? First of all, if you want a fairly safe way to double your money because you have TIME… it’s as simple as Compound Interest and Waiting. And that is what’s called The Rule of 72. The Rule of 72 is an easy calculation to determine how long it’ll take you to double your money. You simply divide the number 72 by the expected return of your investment and THAT is how many years it’ll take to double. If you generally want to achieve a return HIGHER than what the overall market returns, which is averaged around 7-9% annually long term, you’ll either need to make RISKIER investments to aim for a higher return, OR invest your own time to speed up the process. If you’re the type who’s okay making some riskier moves, you might want to make some speculative investments in cryptocurrencies, Forex, penny stocks, individual stocks, or maybe you day trade stocks on margin…but remember, it’s VERY easy to lose money just as easily as you can MAKE money. If you don’t take the you’ve gotta compensate for that by WORKING to double your money, instead. For instance, consider flipping items on Craigslist or eBay. If you have more money, steady income, good credit, and the time to learn the business - I’ve seen many real estate investments where you can double your money within 3-6 months. But other options here can be using this to start a business. So if you plan to go this route, you can ABSOLUTELY find some great ways to double your money within a year by doing most of the work yourself…but you have to be prepared to WORK, because that’s the only factor that will replace RISK for a high return. And that’s how you can double your money! If you’re self employed like me, a lender will ask for your last 2 years of tax returns and take the average income of those two years. Be ready for this! Step 3: TALK TO A LENDER FIRST BEFORE YOU DO ANYTHING. First, you’ll know EXACTLY what you can qualify for so you won’t waste your time. Secondly, if you find the right place, the lender already has all of your information so you can hit the ground running. And anytime you find a spot that’s worth buying, chances are, you’re competing with other people who want the exact same thing. So timeliness really, really matters here…the faster you are, the better the deal you can get. Step 4: BEGIN LOOKING AT PROPERTIES. This is really meant to be the fun part…look at EVERYTHING you possibly can within your price range. The reality is that 95% of properties just don’t make sense to purchase for an investment…they lose money. It’s also the reality that at a certain price, EVERYTHING makes a great investment - it’s really important to understand these numbers. However…if you wait, and invest that same $1 at 30 years old, it’ll only be worth $10.68 at the age of 65. This means your money is worth TWICE AS MUCH when you’re 20 years old, than when you’re 30 years old. Open up a Roth IRA immediately, and contribute to it. First, you’re probably not making a ton of money right now, so you’re already in a really low tax bracket - this means VERY little money is lost to taxes upfront, leaving you with MORE money left over to invest. Second, you’re young enough that you’ll have DECADES of growth that’ll be tax free when you’re older - and that means more money in your pocket Saving 10% of your income, like so many financial advisors recommend, is just not enough. 10% is a start, but when you consider just how much money you can make in compound interest in your 20’s, you should ideally get in the habit of saving and investing MORE upfront, because your money is worth more NOW than it will be in the future. That’s why I think it’s so important to LIVE WHILE YOU’RE BROKE IN YOUR 20’S. Your 20’s are a free-pass to live like your broke, because no one expects you to have anything, anyway.. Second: If you want to be wealthy in your 30’s, you should start your own business in your 20’s. Here’s the magic of doing this: with the internet, there has never been more of a level playing field in terms of building wealth. The best way to make a ton of money and become wealthy, is by starting a business, and have that business be mobile. Most of the time, a business will make you WAY more money than your investments will EVER make. So when you’re in your 20’s, PLAY TO WIN and make as much money as you can. Then, WITH THAT MONEY, invest “NOT TO LOSE” so you actually keep it. That way, you’ll always have your foundation working for you, no matter what…so remember, be aggressive with business, be safe with investments. Third: TAKE RISKS. You have a VERY unique time right now where, if you try something and fail, you have plenty of time to recover. If you lose money, it’s no big deal. If something doesn’t work out, oh well, it’s not the end of the world. This also applies to INVESTING in your 20’s, as well…you can make much riskier investments, because you have a much longer timeframe to recover from any losses. Fourth: Reconsider College. Honestly, for most people who really want to become WEALTHY early in life - college does very little for you. In fact, most of the time it’ll set you back between the cost of college, and the opportunity cost of wasting 4 years in a classroom where you could be out there actually doing something. Fifth: AVOID LIFESTYLE INFLATION. If you make more money, keep your expenses the same - don’t change a thing - and invest the difference. Sixth: Stay away from bad debt. When borrowing gets more expensive, you either need to RAISE prices to keep the profit margins the same - which means things get more expensive to you as the customer. Second, we’ve begun seeing the warning signs of the INVERTED YEILD CURVE - which, according to just about every article out there, the inverted yield curve has historically been associated with a high likelihood of upcoming recession. Third, we have the tariffs and the uncertainty surrounding what may or may not happen. And when it comes to investments, the ONE thing all investors dislike is UNCERTAINTY. When people are UNCERTAIN, they don’t invest, they hold cash…and that causes stock prices to fall. And fourth…we’re seeing a slow down in nearly all markets. Here’s what I think is going to happen… First, I’ve noticed QUITE a lot of what I call “gamblers fallacy.” This is the expectation that the market will drop, JUST because we’ve been in the longest bull market in HISTORY and that means it’s “overdue” and more likely to happen. Second, I believe that a lot of our “Recession Talk” is already SOMEWHAT factored into the price. Think of all the people NOT investing right now because they want to wait for lower prices…that is, in itself, self fulfilling and lowering prices. And third…no one, including myself, knows whats going to happen. No ONE. And fourth, you have so many false news articles designed to APPEAR like credible new sources so they get pumped through Facebook and Blogs for the sole purpose of manipulating you into buying their products. Well here’s the reality: First, NO ONE can predict when a recession will happen. We’ve been seeing these articles since 2013 from people who claim the recession is coming any month now. It’s never ending. You’ll read about this one expert predicting something, then another expert predicting something else, and they keep repeating themselves until eventually, one of them is right. Then they use that credibility of being right ONCE to propel them into the next opportunity. Second, it’s important you PREPARE for a recession in ways you can CONTROL: First, you CAN control whether or not you keep a 3-6 month fund in the event you lose your job or something unexpected comes up. This is absolutely ESSENTIAL for you to do. Second, you CAN control whether or not to have too many outstanding debts that might need to be paid down. If you’re over leveraged, or if you have high interest debt, it’s in your best interest to pay those off to free up cashflow in the event of a downturn. Third, you CAN control how much you spend…if you’re spending is too high, it’s important to cut those back so that you can save more money to invest. And when you DO invest, invest long term. Ideally, these are investments you should plan to keep 10-20 years. For me, I see lower prices as an opportunity. And to alleviate some of these concerns, you don’t need to just drop ALL of your money in the market at once…buy a small amount each and every month. This way, if the price goes down..you’re buying in cheaper and cheaper over time. If it goes up, you’re buying in little bit little…and anytime when it comes to investing, slow and steady wins the race. This isn’t about making an immediate 10% profit in a month…this is about investing for your future in a slow, stable way where you don’t feel stressed whether the market goes up or down. DAVE RAMSEY IS WRONG ABOUT CREDIT CARDS | For the longest time, I promoted Dave Ramsey's cash envelope system and the use of debit cards over credit cards. I loved his teachings so much that I taught his Financial Peace University course twice and followed his systems religiously. I no longer follow his system to a T, although I do agree with most of his philosophy, the reason being I'm no longer single. I manage the finances for our household now and it was hard keeping track of where our money went when paying cash because my husband would forget to ask for or keep receipts. Using only debit card wasn't working for us either because of cash flow problems that came with working 4-5 jobs and receiving ~10 paychecks per month. It was a real pain in the butt trying to line up paying the bills with my paydays. Using a credit card has made our lives much easier. We pay our credit card bills in full every month. ✦✦✦UPDATE✦✦✦ Some of you might wonder why we didn't save more. We were obviously low income, and I worked as many jobs and hours as I could to make up for the low wage. Why not get a higher paying job? Job opportunities are dependent on the local economy in your area. Most jobs in my area were food service jobs where it was normal for a man in his 50s to make $9/hour. A registered nurse there made $40k and that was considered HIGH PAY... For comparison, in NYC you can get paid that much for an entry level admin job without any special credentials. We cut back to the bone. At some point, you can only save so much. Try saving $8k on a $24k combined income for two adults. We managed to do that (huge accomplishment for us back then) but we hit a ceiling due to the limited income. It probably came across as me not planning for our interstate move too well. Believe me, this was the only thing on my mind for an entire year. I thought about this move everyday and planned our expenses down to the last dollar. There are some things we can only learn through experience, regardless of how much research we do. For instance, I like to save money so I used to not travel much and therefore not stay at hotels. This trip required staying at a hotel, and before then, I did not know about the "hold" that hotels placed on your available balance. All I cared about at the time was finding the cheapest hotel for the night (because that's what mattered the most in the grand scheme of things), not the hold that would affect my cash flow. Another thing was the 4x the rent to secure an apartment. Our original plan before arriving in Boston was to live in the graduate student housing that had a wait list. Those apartments only required 2x the rent to move in. We saved enough for that and for furniture. When our names were called, we finally got to see the 396sqft space in person and decided it was too small for the two of us. We had fought a lot in Texas due to lack of personal space and that wasn't good for our marriage. That's when we decided to branch outward and discovered that most landlords worked with brokers (because it's free for them... tenants pay the one month broker fee), and most landlords wanted 3x the rent. It caught us off guard. We can plan all we want in life, have goals, and make progress toward them. Things don't necessarily turn out the way we want them to. Then come up with an average number that you NEED to replace in income every month. Here’s your challenge: For the next 4 months, TRACK EVERYTHING you spend money on. Your goal AT FIRST should be to earn enough rental income JUST to cover your NECESSARY expenses. Next, save up a down payment of about 10-20% of the properties purchase price. And in terms of saving this amount of money, you NEED to make it a priority. If that means you cut back on vacations, take up a part time job, or scale back on your expenses just to save a little more - do it. Now once you’ve got that down payment saved, the second step is to buy a 2-4 unit building that you can move into yourself. Here’s why this step is so important: When you buy a property as a PRIMARY RESIDENCE - meaning you’re going to move in and personally live there - you can qualify for what’s called conventional owner occupant financing. This means you’ll get a lower interest rate and you’ll qualify for a lower down payment, compared to buying an INVESTMENT property. The ONLY requirement when doing this is that you MUST live in the property for 12-24 months. After that, you can do whatever you want with the property - and meanwhile, you’ve locked in a low interest rate and a low down payment. Third, IDEALLY you should fix up the property. Any time you’re looking to not only increase the properties value, but also increase the cashflow…fixing it up is the way to go. My favorite places to buy are just the ones that look a little out dated. For someone just starting out, I don’t recommend you take on too big of a project. This should be something that would take any handyman or contractor under one month to do, from start to finish. So now, what do you do once you’re done fixing it up? RENT OUT THE OTHER UNITS! This is where the cost of the other units should ideally cover ALL of your property expenses…this includes your mortgage, property taxes, insurance, repairs, maintenance, and anything else that comes up. You’re now going to do what’s called a CASH OUT REFINANCE. This means your bank will give you a NEW loan, based on the new, HIGHER value of your property after you fixed it up…and you profit the difference in CASH. This means you now can use that money to find ANOTHER place to buy because you have your money back! The GENIUS with this concept is that if you just keep taking this extra rental income, and re-investing BACK into more real estate, you can start to see these numbers grow VERY, very quickly. Because now, in addition to re-using your own equity to buy more properties, you’ll have extra rental income every month to invest in EVEN MORE REAL ESTATE. This is just compound interest working on a very extreme level. The ONLY requirement on your end, is to save up the initial down payment and renovation budget…NEVER spent the rental income while you’re re-investing it back into your portfolio, and put in the work to do this consistently until you’ve made enough rental income to cover your expenses. So as you can see, this is such a great method for retiring early…as long as you decide to dedicate ONE DECADE of your life to doing this part time, you can be set for EVERYTHING after that, just by this! You also have the choice to invest in stocks, as well, within a Roth IRA. However, pay attention to this because there are FOUR very important rules you MUST abide by: First: As of 2019, you’re limited to $6000 per year that you can contribute to this account. This is your maximum. Second: Anytime you take money out of the account, you can’t just put it back at a later time. So once it’s out, it’s out. You’re limited to just $6000 per year that can go into that account. Third: If you take out your PROFIT prior to the age of 59.5, you’ll have to pay a 10% penalty + pay taxes on that profit. And that defeats the entire purpose of opening up this account, if you have to pay taxes. Fourth: If you make MORE than $120,000 per year…you’ll need to do a Backdoor Roth IRA. Just google that because I have a feeling not many people are watching this making more than $120k…and if you’re making $120k, you can just google this. It’s simple. So basically…as long as you can follow those four rules, you could be well on your way to becoming a tax free millionaire with just a small investment each and every month! Seeing that was just motivation for me, and I’d think “hey, you know what, stuff like this is possible if you give out good, honest content that’s hopefully entertaining…you’re consistent with it…you really care about what you produce…you treat people with respect…this is something to one day aspire towards.” So that’s just my intention with this video, and now I get a chance to throw my hat in the ring as someone who would watch those video. So I mean all of this as a way of inspiration, because that’s how it was for me, or just to satisfy anyone’s curiosity as to how much a youtube channel can make. Now the thing I’ve noticed that happens is that when ONE video gets a LOT of views, THE OTHER videos tend to get more views, too. And it makes sense, if someone watches one video and enjoys it, chances are, they’re going to watch OTHER videos of yours, too. You also have “Recommended” videos come up on the side or below the video, as well…so if you have a one million view video, chances are, 10-20% of those people go on to watch OTHER videos - and you’ll see a trickle of views throughout everything. So even though most of my views and income came from just a few videos, the overflow into other videos increases the revenue even further. TWO THINGS I WANT TO SAY WITH THIS: In terms of how much I make, I realize this is SIGNIFICANTLY more than other YouTube channels make…by a LOT. I need to say this because inevitably, there’s someone in the comments that says I’m lying because “SocialBlade says I make less.” Here’s the thing: In terms of calculating how much a YouTube channel makes, it’s really important to understand that ad rates differ from channel to channel and there are SO MANY FACTORS to take into consideration. This might include the type of channel, the topic of the video, how long that video is, the watch time of that video, how many ads are in that video, and what advertisers are wiling to bid for that video. Second, the way my channel typically works is that probably 80% of my views are from NON SUBSCRIBERS…meaning that YouTube pushes my video out to a mass audience and says “Hey…we think you need to see this, watch this.” And if you ignore it, Youtube is like “no….really…you NEED to see this.” And it keeps showing up until you finally give in and watch it. And then once you do watch it, Youtube is like “Hey…we saw you watched the video…here’s a DOZEN others EXACTLY like it.” That’s the circle of life here on YouTube. So I was EXTREMELY fortunate this month that this didn’t happen just once…it happened FOUR TIMES. ALL WITHIN THE SAME 2 WEEKS. The Tesla video, the $250,000,000 man video, and my two Apple Credit Card Videos made up about 60% of my views. That was just a LUCKY blessing from the almighty YouTube algorithm. I’ve also noticed that generally videos like this get pushed a LOT during the first week or two, and after that, it drops down to almost nothing. So these videos aren’t making me anything like they were a few weeks ago when they were getting pushed. And again, I just want to thank you for your support and for watching the channel. I REALLY do my best to make these videos as tastefully as I can, because all of this is meant to show everyone what you can do, to encourage more people on youtube to make educational content…and just save money. And for all of you watching to this point, you’re the best…like, everyone in the comments just feels like family to me at this point.
